The Accommodation
Kelsey is an imposing and tastefully finished home constructed of brick under a new slate roof with double glazing throughout. The facade is perfectly symmetrical as the property has been extended in a considered fashion in the 1970’s with the original, moderate house believed to have been constructed circa 1935. The vendors acquired Kelsey in 2015 promptly replacing the kitchen and utility room a year later and adding new facias and the Gazebo in the garden in 2018 as well as various cosmetic updates during their residence. Despite these additions, the original period nature is still intact with picture rails, tall ceilings, and parquet flooring through the hallway and beyond. The accommodation is very comfortable being arranged predominantly over 2 floors with the benefit of gas central heating and would certainly benefit the family buyer or indeed those downsizing from a larger country home.

A solid oak front door leads into a spacious entrance hall with access to the cloak room and an inner hall with the staircase to the first floor. To either side of the halls are the principal reception rooms comprising family room, sitting room, garden room and dining room opening to the kitchen. The family room is a comfortable room with a more relaxed atmosphere in contrast to the neighbouring sitting room having an elegant appearance with parquet flooring, cornicing and a feature Limestone fireplace and hearth housing a Hergom wood burning stove. The garden room is a particularly impressive room being south facing with a beautiful garden aspect and glazed sliding doors leading out on the rear patio and lawns. Beyond is the dining room which forms part of the central hub of the house linking to the kitchen making the rear section of property a free-flowing space between the principal rooms great for socialising and modern family living. The kitchen is a profound feature of the house being fitted with a full range of wall and base units with Oak frames, inframes and doors having display shelving, cutlery and crockery drawers all complemented by a centre island with breakfast bar all under granite worksurfaces. The units incorporate an extractor, integrated Siemans dishwasher, fridge and Belfast sink with mixer tap. Off the kitchen is the utility room fitted with identical Oak wall and base units under granite worksurfaces and an additional range of tall pantry units and storage cupboards with opening for a double fridge and freezer.

The second-floor accommodation is accessed from the inner hall onto the landing and comprise 5 good size double bedrooms. Off the landing is the spacious master bedroom with contemporary style shower room, sink and wc. Adjacent are 3 further bedrooms and the family bathroom which is also finished in a contemporary style with freestanding bath, 2 basins, shower and wc. Beyond is the 5th bedroom which could be used a homework space if required. In all the living accommodation expands to approximately 210sq.m (2,262sq.ft).

Outside
Kelsey is approached through a pillared entrance onto a tarmac driveway where Kelsey has right of way. At the front of the property are tall wrought iron gates leading onto a gravelled parking area beneath the north front. Within the parking area is a large garage with electric roller door and suitable for 2 vehicles, workshop area and ample storage. Adjoining is a timber framed car port and a separate access drive to the side lane which is suitable for pedestrian and some vehicular access. To the rear of the property, the south facing gardens are beautifully presented having an abundance of mature trees and perennial shrubbery interspersed throughout to include Lupins, Alliums and Pampas Grass as well as Copper Beech and Eucalyptus enclosed by a mature Laurel and fencing. An Indian Stone patio runs the permitter of the property with a large sitting area outside the garden room having a south aspect enjoying sun for a majority of the day.
